We loved Robin House, it was very well stocked. A couple of things, the cooker is very complicated and for anyone without technical knowledge like me I burnt a lot of food, it needs to be a simpler cooker. If you would like people to enjoy the piano get it tuned not a note worked. For Christmas bookings at higher rental, when you put up a tree, a nice touch would have been a bottle of Prosecco and maybe stretch to a box of chocolates, its rather tight not to provide this small Christmas greeting, basically a small welcome hamper is in the house during the year, but if you dont provide this, surely Christmas is a exception? Apart from that, charge an extra 20 in the winter and provide logs, its no fun trailing down the icy roads at Christmas looking for logs, when the nice neighbour you suggest next door sells them at 5 a bag but is away on holiday? These are tips that help get a five star review and make the property a return visit, as it stands I wouldnt rebook for Xmas again.

We come to this cottage a lot its fabulous and in a great setting for walks and both The mortal Man and The Queens Head.
This was our 10th stay at Robin Cottage and we just love it. Large house with loads of character, in a lovely village. We have family stay with us for a few days at the start of our week, so three bathrooms is perfect. We walk every day and so its nice to be able to do some of the walks from the house. Very clean and has everything you would need. Just one small thing. There maybe an issue with the light switch in the separate bathroom, as you have to switch it on and off a few times before it works. Booked again for next year!

A beautifully appointed and spacious cottage in an excellent location. Well equipped and comfortable. Brilliant pub in The Mortal Man. Warm with loads of hot water. Would have been good to have the option to buy logs fire lighting bits on site as not provided, and also to know that we should have bought salt soap etc. But all in all a brilliant stay and would recommend return very happily.
Thank you for such a lovely week in our favourite part of the country. Robin Cottage is beautiful, wonderfully well equipped and specious. The beds are fabulously comfortable. Everything we needed and more could be found here. We enjoyed great service and delicious meal at the Mortal Man very dog friendly glorious views and access to all walks and activities we could have missed for. We braved ghyll scrambling in the Langdales. Walking archery brockhole and can highly recommend The Badger Bar Sunday lunch at Rydal. Lots of very happy memories made. Many thanks

Beautiful property, scenery from every window was breathtaking. The property was clean, well equipped, spacious and had accurate instructions for all appliances were provided. We enjoyed the big garden and the board games provided. The property is not far from Windermere, approximately 89 minute drive. We throughly enjoy our time here and made many memories. We will defiantly book this property in the future, cant wait to return.

Nice and quite location, beautiful when the sun shines. House was clean and tidy. Would have been nice to have Sky TV as not much on general TV. Phone Signal OK and WiFi usable. Local pubs close enough to walk too and both very friendly with good choice of meals. All in all nice place for a break.

What a lovely week! Gorgeous house and garden with lots of space to spread ourselves around. Kitchen well equipped and comfortable. Lovely sitting out area with comfortable and practical garden furniture. Our three year old loved exploring here. Blessed with wall to wall sunshine we enjoyed boat trips on Windermere and Derwentwater, paddling at Fell Foot Park and walks nearby. Lovely lunch at the tearooms in the village and enjoyable evening meals at the Queen's Head and the Mortal Man. The Sourdough Pizza Co in Ambleside delivers to Troutbeck, great pizza! Really enjoyed the tranquility of Robin Cottage and would definitely book again . We have stayed in many of the Troutbeck holiday cottages over the years and I loved Robin Cottage the most . Mortal Man and the Queenshead a short stroll away plus plenty of good walks on the doorstep.
Our 4th stay at Robin Cottage for either Christmas or New yea. It is a fantastic house for a family celebrations. As always the house was warm cosy and we had a fantastic week. Thank you
A beautiful house set in the spectacular troutbeck valley. A perfect place for a group of eight including our family dog. The house is spotlessly clean and very welcoming. It is warm & cosy complete with a wood burning stove and so well equipped with everything you could possible need fully stocked kitchen with every pot, pan & cooking utensil you could possible require and also a fabulous utility room with washer, drier, clothes airier, iron & ironing board, boot rack etc, etc. The piano in the dining room was also an added bonus! Ideally situated between Windermere & Ambleside should you require shops etc, but far enough away for peace and tranquility. Only a five minute walk to two fabulous country pubs that each have a wonderful menu whats not to love! We had a fabulous time at Robin Cottage & will most definitely return.
Another stay at this lovely house, with loads of character. Very comfortable and the standard of cleaning was excellent. In the old village of Troutbeck, which has amazing views and quieter than the more well known parts of the Lakes. The Mortal Man pub is a short walk and does really good food. The house has loads of space and the kitchen is well equipped.
Excellent stay at Robin's Cottage. Exactly as advertised. Spacious, clean, very well equipped. Surrounded by gorgeous nature. 5 mins walk from 2 great local pubs. Close to Windermere, Ambleside etc. Nothing bad to say at all. Very happy with the whole experience, from booking and communication, to the cottage itself. Would 100 book again.

The cottage was very spacious and had great facilities. The location was really lovely with some great views and easy access to activities we wanted to do. There were two great pubs in the village and the tea rooms were also much appreciated.
My family and I parents, 2 brothers, fiancee, sisterinlaw, 2 year old son and 2 Irish setters had a wonderful stay at Robin cottage. Really well equipped, stunning surroundings, big garden and really clean. We can't really fault the property and will definitely return! Not in the owners of Robin cottage's control but there is a dog in a neighbouring garden that barks incessantly during the day, it must drive the locals mad!
We arrived to find the fridge in the kitchen hadnt been cleaned. There were food remains and stale milk stains. There were also lots of dead flies on the carpets and window ledges upstairs suggesting it hasnt been recently vacuumed or dusted. I called Sykes and reported it and was supposed to be be getting a call back but I didnt receive one. There was a v large plastic camping container containing a liquid on the kitchen bench which we moved, no hand soaps in loos or washing up liquid. The only cleaning product was a kitchen degreaser spray so I used this to clean the fridge. We also had to bleed the radiators as v few came on fully. Weve stayed here before and love the houselocation but the cleanliness, maintenance and customer service was lacking this time.
Arrived at robin cottage good at first but quickly went down hill . The water began to play up some taps worked others didnt in the end water went off for 2 days eventually we were connected again but intermittent all week.also we had no power for 24 hours due to a power line down ,it was grim , glad to get home .p m saxton

We loved Robin Cottage. Was a bit dubious concerning the cleanliness when reading past reviews but we found it spotless ! Large comfortable house in a perfect setting, quiet with beautiful views. Lovely and warm too ! Only thing lacking was a folding clothes airer. Would love to go back.
Yet another amazing stay at this lovely house. We just love it here. Set in a perfect location and a few minutes walk to the Mortal Man, which we highly recommend. Cleaning was excellent again, the large house has loads of character and is very homely and comfortable. One small point, there has always been a clothes airer, but it was missing. Can it be replaced please, as it was so handy after a wet walk. Perfect place to meet up with family, which we do for a few days and then enjoy the rest of the week by ourselves. Already booked for next year!

My wife, Daughter, Soninlaw, two small GrandDaughters and I stayed at Robin Cottage from 6 to 9 September. This is a beautiful property set in a lovely setting. Unfortunately there were far too many negatives about our stay there to recommend your organisation to anyone. The property was not very clean. There were dead crane flies in masses of cobwebs at the front entrance. On arrival the upstairs was home to hundreds of flies. When opening the skylight in ensuite bathroom I discovered thick dust and ouse which fell into the bathroom. The garden furniture was filthy with moss growing out of it and the chairs and table were in a dangerous state, with broken slats and rough wood which could have easily caused skelf injuries. There was a lack of knowledge on the locality in the tatty guest folder and no local phone number for assistance if needed. On our last day the power in the area was off from 2 in the afternoon until 10.45pm. This left us with no electricity or water which required pumping to the premises. My SoninLaw phoned your contact number to report the situation to be told that no one was available to deal with our call and would phone back, well, we are still waiting for that call. The property had no candles and a broken wind up torch. We had to travel a fair distance to purchase these items. I had to phone the electricity company to ask for updates on the situation. It was particularly stressful as my granddaughters are 9 weeks and 4 years old respectfully. It is just a pity that all was not as it should have been. Fortunately the weather was kind to us
It was a lovely family holiday and the property is in an excellent position for visiting many local towns and attractions. We had a super week together, spending precious time with each other. However, there are a few issues mainly with cleanliness and general organization of the property I do have some photographs as evidence if you would like to see these. 1 I had to mop the downstairs floors on the first evening as our feetsocks were black and the clothing of our oneyear olds as they are crawlingtoddling. We take off our shoes on entering a property and although I know some families do not do this, it was obvious that the floors had not been sufficiently cleaned between bookings. 2 cobwebs, dead flies and spiders evident on windows and in areas of the rooms 3 storage areas were disorganized and clutter was evident 4 wardrobe and drawers had to be vacuumed because of dustdirt, which was leaving marks on clothing. 5 cigarette butts were in the outside gravel I know this is down to previous tenants but a quick sweep of the area would have at least got rid of a few 6 some items of the garden furniture e.g. bench and at least one chair, are broken and need replacing 7 the outside doormat needs replacing 8 lockable storage area as mentioned on the listing this was the worst area and was certainly not suitable for any storage of bikes, etc. This was an issue for us and I had rang prior to starting the holiday to confirm that this secure storage was available for use. One of our family travelled on a motorcycle and was expecting to be able to securely store this for the week WRONG. There was certainly no way a bicycle of any sort could be stored in there without damagepunctures. NEEDS SORTING or taking off the listing. 9 it would be really useful if an indoor clothes airer was provided. We had to improvise and put up an indoor line through the utility room and downstairs toilet room. There is an outdoor line but it is not always suitable to use this because of the rain showers, etc. 10 we had to clean out the tumble dryer filter as it was full and I mean full of lint. This was also evident on the pipe exit on the outside wall. A fire risk. 11 during one of the days of our stay, cold water was not available. On speaking to Judith next door and several of the locals, this happens regularly. It would be useful if there was an information sheet in the Cottage, stating this issue and any other important information, so that tenants can fill some bottlessaucepans of water in case this happens during their stay. I have read through previous reviews online and in the guest comment books in the cottage and it seems that cleanliness, above anything else, is an ongoing issue. It is such a shame as Robin Cottage, as said before, is a delightful accommodation in a beautiful area.
Our third visit to Robin Cottage and we had another very enjoyable stay. The cottage has plenty of room for everyone, dogs included, and a lovely garden to sit in. Weather mixed but plenty to do in the Lake District come rain or sunshine. Thank you.

Fantastic property in beautiful location. Well equipped with everything we needed for a very comfortable stay for all of us with my 82 years old mum. We had a fabulous time. The only downside, there were hairs in bed linens and we felt they were not washed. Kiran
Had a great week at Robin Cottage, our second visit, to celebrate my mums 90th birthday. The cottage had everything we needed for a warm and comfortable stay. We had some rain but not enough to stop us getting out and about and enjoying the walks in and around Troutbeck.
We had a fabulous stay in this gorgeous house. Really comfortable and extremely well equipped. The only thing missing was a boot pull for getting out of wellies! Lol! Would def recommend, location was perfect and none of us wanted to come home!
This is a very large cottage that is full of character, in the peaceful village of Troutbeck. The kitchen is very big, well equipped and great for large family meals. There are some good walks straight out of the door and two pubs within a few minutes walk. Would particularly recommend the Mortal Man, great food and very friendly. This was our 7th visit and already booked for next year, I think that says it all.
A lovely cottage in a beautiful location. Well equipped with everything we needed for a very comfortable stay for all of us, ranging from teenagers to my 89 year old mum and two dogs. Thank you so much and we hope to be back.
First the location was brilliant and the garden was just what we expected. First impressions were of a good level of surface cleanliness but there were lots of grubby marks on light switches, contact points and all the windows need a really good wash down . The colour coded chopping boards in the kitchen were mouldy and needed washing. The oven had a baking sheet in it which is normal however this one was mucky. Both our sons are not fussy sleepers however they both commented on how lumpy the mattresses were. We think its time to retire all the mattresses as they are at the end of their usable life. The main issue we had was the lack of any basic info on how to ,for example turn on the hot water, use the TV , hook up to the WiFi etc. we think these are all easily sorted and would have made the substantial cost for 4 nights more bearable. We hope you take these comments in the manner they are intended , constructive criticism.

This is a very nice property but our stay would have been so much more comfortable if really good cleaners had been used. Maybe it is difficult to keep the house clean when dogs are allowed but there was dog hair in the carpets in every room. But the location is beautiful and the equipment provided in the house is very good.

Fantastic property, lots of space, comfortable and well equipped. Perfect location between 2 great pubs and lots of walks from the door. We will definitely be booking this accommodation again it had everything we needed for a great, relaxing holiday. My only suggestion would be to leave some logs for the first night as if arriving late it would be nice to be able to light a fire.
Beautiful cottage perfect for a family getaway. The gardens are also stunning with a backdrop to enjoy! The house was much bigger than expected, giving the whole family space for the week. Great location and close to Ambleside, Windermere and two good pubs. Only feedback would be to have some basics in the kitchen such as salt and pepper, maybe some history of the house too! The week flew by, thank you for having us!
Absolutely loved staying at Robin cottage. There having everything you could need. Games for the kidswhen its raining! everything you need in the kitchen. The piano was a massive hit on our stay and the garden is a beautiful place to be, especially when the suns out.
