This was the 5th time we have been to Butt Hill, Cosy, comfy, home from home cottage. The best views imaginable from the living room. Walks from the door. Pubs nearby. Peaceful and beautiful. Already looking to book next year!.

We came to the lovely cottage every year for about 20 years and always enjoy our stay its a beautiful peaceful location and scenery is wonderful,being able to bring our dogs is the best thing ever. Hopefully see you again next year Butt hill .
A beautiful cottage with amazing views. Its a short walk to two pubs the Queens Head was beautiful. Can highly recommend the lovely Old Post Office for food too. Lots of walks from cottage. We had a problem with the TV I called Lakelovers someone came out same day and fixed it great service

We had a wonderful break at Butt Hill Cottage. Everything was great, the views from the lounge are magnificent and the cottage was extremely wellequipped and cosy for 4 people. It is also very well located if you want to start hiking directly from the cottage, no need for a car. Furthermore, it is within walking distance to two pubs and the excellent Old post office caf. A bonus! Highly recommended!
Lovely quiet village in a beautiful green mountain valley. Comfortable cottage with great views. A choice of two good inns within 5 mins walk for eating and drinking. Good shops within 10 mins drive as is the lake itself

The house is nearly perfect. Inside is excellent, the garden is lovely but my only criticism it's not possible to close it off so one needs to be vigilant if one's dog likes to explore. The reason for a zero star rating which I will rescind if I get a helpful response from Sykes is that I have tried repeatedly to contact Sykes about some clothes we left behind and have failed to get a response. I have only once managed to reach a human who was charming, promised much and has thus far failed to deliver.
Lovely property. Had everything we could have needed and more. Very comfortable and spacious. And lovely to find both shower wash, hand wash and shampoo provided. Beautiful peaceful location, but close to two pubs that serve excellent food. Note that if you dont want to drive into Ambleside there is a Spar at the garage on the main road, handy after a long drive if you need a few essentials and it has an excellent selection of local beers.
It would be useful to know there is shampoo, conditioner and body wash in the bathrooms as that is helpful. It would also be useful to have basic kitchen ingredients like cooking oil, paper towels and foil or cling film available. We had no heating at first but it was fixed quickly once we reported it.
Weve stayed here for many years on and off, and it is just the same. Its got everything that you need, tried to book for next new year, but it was already booked.

A great stay in a great, well equipped cottage. Plenty of wood provided for the fire, not that we used it as it was very warm and cosy within. Kitchen is well equipped and a nice welcome pack provided upon arrival is a nice touch. My only, critique, and it's been mentioned previously in other reviews, is the beds, particularly the double bed is totally knackered and desperately needs replacing, along with the pillows. A shame really, as it's a quick and easy fix, but left me with significant back and neck pain, which is not something I suffer with at home. A replacement bed would see me booking again, but unless it's changed, then unfortunately I wouldn't stay again, a real shame as I holiday in Troutbeck at least three times a year.

We loved the views from both the cottage and garden sitting out area. The kitchen equipment, the cutlery and crockery all matched and was good quality. Thank you for the very generous Welcome pack of food and logs for the fire, all much appreciated.

Continues to be maintained to a high standard, addition of air fryer and coffee machine this year a big plus, also a very nice welcome pack most acceptable. Spotlessly clean on arrival with everything you need in the shower room and en suite. Booked for next year for our annual visit.

This was our second stay at butt Hill cottage We love the gorgeous views and the comfortable cosy cottage it has everything that makes it a home from home. The welcome pack was a nice surprise as there wasn't one the first time we stayed. We loved our stay at Butt Hill cottage and hopefully we will be back soon.
Really comfortable stay. Spotlessly clean. Good selection of crockery and cutlery and an unexpected gift a welcome pack of tea, butter, jam and bread! I will book again. Its a special place

We had another wonderful holiday in Butt Hill Cottage leaving just hours before the snow arrived. Thank you for the lovely welcome pack. It was a lovely warm welcome to have the heating on for our arrival, as well as the Christmas tree being up! However there was no cafeteria this time, or slow pot or DVD player all of which have been there previously. The knob to the wardrobe door in the twin bedroom came off and needs regluing! All minor points but the owners should be aware.

We loved it. ......the positives dog friendly, the location, the view, the character of the cottage fireplace, flagstone flooring in the wc, beams and wooden windows, the outside gardenseating area and the car port. The 'not great but still OK' is that there are a few things that need updatingfixing i.e. the stain leak ceiling near to the entrance, a number of window handles lose, stain on the carpet assumed from leak, TV a number of pixels are broken leaving a line through the screen......all very minor and perfectly bearable but stops us giving a 10 out of 10..... certainly deserves a very good 8 out of 10.

Ideally located in quiet Lakeland village with two good pubs within 5 minutes walk, but not too far from Windermere and Ambleside for supplies. We have rented this cottage annually for the past 20 years, which speaks for itself. It is always spotlessly clean and kept to a high standard of maintenance, and indeed refurbishment when necessary. Nice to see that the old post office in the village has reopened as a cafe for a snack and a coffee within a nice 20 minute walk. Ideal for now aged walkers.
The cottage is in a remote section of the Lake District with wonderful views over the countryside. It was very clean and well equipped with walks to & from the cottage. I would certainly recommend this cottage.

Amazing views and location. The cottage is lovely and comfortable although a little tired, a little more attention could be paid to the cleaning of the cooker extraction fan also frying pans had to be washed before we could use them as all very greasy. The garden isn't very dog friendly but ok if you keep them on a lead. This is the 1st property we have had without a welcome pack so very surprised that we had to go and find somewhere open to buy milk when we arrived. We really enjoyed our holiday and felt very much at home. We would definitely book it again.

Just back from a wonderful week at Butt Hill Cottage. Amazing views. Clean and very warm house. Great walks on your doorstep but also a great base for exploring the Lakes. Very near two brilliant and welcoming pubs. Unfortunately the washing machine wasnt working not ideal in January. Although stated as dog friendly we feel it should be made clearer that it is a shared garden with next door and without a gate your dog will have to be monitored whenever let outside. A few logs to start a fire on the first night would have been appreciated to prevent getting back in the car again after a long journey. Overall though a great place and would definitely recommended, sitting watching the deer with a coffee in the morning was magical. Many thanks.

We love staying at your lovely cottage,we come every year and sometimes twice. Its a beautiful place to stay and being able to bring our four legged friends is fabulous.we will see you again in September
Weve stayed at the cottage for many years, it does have everything that you need, however I feel as though its getting very tired, and in need of some updates, especially the windows, a fair few of them are screwed shut, also, the kitchen could do with updating. There has however been some changes, the old rocking chair has been replaced, and roller blinds on the bedroom windows. We will continue to come back, as like I have said it it a lovely cottage in a beautiful position.
We had a wonderful time staying in your lovely cosy cottage as we do every year ,the views are amazing and garden so pretty. And bringing our four legged friends makes it the best holiday ever in our favourite part of the world,we are coming back in June for two weeks
The shower control in the main bedroom is temperamental as it comes away when adjusting the flow temperature. The dishwasher on off button is also temperamental and needs to be pressed several times to get the machine started.
Fantastic place to stay, will miss the view from the living room window.
We had a wonderful week at the end of August with glorious weather, so could enjoy breakfast on the patio with views of the fells in the distance and the rabbits in the garden. There is plenty of walking straight from the door we had a full day up onto High Street with the return along the ridge, and towards the end of the week we headed over to Scafell Pike still with clear blue skies and amazing views. The cottage is lovely with lots of space, and only 5 minutes walk to either of the two pubs.

I have completed a feedback from your last request, it obviously didnt get to you. This was our eighteenth visit to this particular cottage which speaks for itself. It has always been kept to a very high standard and the location is perfect for our needs. A beautiful peaceful Lakeland village, but not too far from all local amenities. Great for walking with two good pubs within 5 minutes walk for food and drink.
Excellent location and very comfortable cottage. Everything we needed was there. Plenty of high quality kitchen equipment. Very comfortable sofas and beds. Walks from the door and great pubs nearby. Weather was mixed, but it didnt spoil our enjoyment. So pleased to be able to take holidays once more.
This was our 17th year in this cottage and we have booked for next year, ideally situated in peaceful surroundings with excellent facilities near by with two good pubs serving good food. An ideal location for walking with plenty of options from the cottage. We love Troutbeck, and the cottage is ideal!
