Lovely little place, well situated for exploring the lakes, minutes from Windermere, with Bowness, Ambleside, grassmere etc just a short drive away.
A great one bedroomed cottage in the Lake District near to Windermerr
The property is first class with everything you need plus beautiful views from the patio, we got a lovely welcome pack from the exceptionally helpful owners. We were very lucky with unusually good weather for mid November, there is a great pub within walking distance and bus stops at the end of the drive going either way. We had a fabulous week at Topiary cottage and will return. Erna & David

Very nice place, clean and comfortable and well appointed, nice views from the Cottage, streams, horses and hills, the bus stop is a couple of minutes walk, get a weekly ticket save all that parking and driving. Watermill across the road, good food and their own brewery.

A lovely, comfortable place to stay with everything needed for self catering in the kitchen and other facilities i. E. Washerdryer, freezer 2x TV's etc. One suggestion which applies to several Sykes holiday homes that we have stayed in over recent years although there is always plenty of provision should it be cold, i.e. extra blankets, heaters there seems to be no provision for when it is very hot. Perhaps a pedestal fan or the like might be a useful addition to the properties with the increasing heat nowadays.
Ideal location,for anywhere in the lake district by car,or local buses,also handy for walkers if able.
An excellent place to holiday in the lower lakes. The owners are very helpful. The village pub serves excellent food and beers.

Lovely cottage very comfortable and has everything you need on your holiday. Lovely patio with views over the fields of horses. Excellent location served by good bus service if you did not want to drive. Would definitely return.

Very well presented. Well appointed, pleasant ambiance and cosy. Exceptionally comfortable bed which is a big plus. Within walking distance of a good pub and a short drive or bus journey to Windermere and beyond. Recommended.
Comfy warm cottage. Excellent location including good for buses. Lovely hosts with excellent communication, keeping in touch without being pushy and keeping us informed. We go away a lot and like to try new places but this is the first time we'd consider going back.

Beautiful cottage in the perfect spot. There was a Pub that served lovely home cooked food, a bus stop and shop just a 5 minute walk from the property and easy access to the town and surrounding areas, we would definitely recommend this cottage to anyone who is looking at booking a break in the Lake District.
We started the week with a warm and friendly welcome and was surprised how spacious the cottage was. Having unpacked and settled in we began to see how comfortable it felt. The cottage every well equipped and needed none of our own things. The bus routes run half hourly so the car wasn't needed the whole week and there are plenty of good walks in the local and wider area. All in all a wonderful stay and we highly recommend it.

We love the Lake District but unfortunately we found the cottage quite cold apart from that there was a lot of nice features like the Christmas tree inside and outside was lovely. The views from the cottage was lovely and would be nice if it was summertime so you could sit outside and enjoy them. Perhaps next time we will go in the summer.

Main areas were clean but when you moved furniture in my case moved the bedside cabinet to remove the radio from the cabinet as we wouldn't be needing it it had clearly not been subject to a clean for a very long time. The same with the curtain poles as we closed the curtains we were met with a dust cloud. The shower cubicle needed a thorough clean not inside the cubicle on the outside, bottom railing. Having said all of that we didn't let this spoil our holiday the cottage itself was very cosy and well equipped. The owners were very pleasant when we spoke to them and when they asked the first morning if we were ok by email and I replied it was a little cold, they turned the heating up a bit and we felt much warmer. Lovely garden. Parking was an issue initially but once we had a parking space we left the car there for the week and travelled by bus, so we didn't lose our spot.
This was our 5th stay and we have already booked for next year. The cottage is perfect to just relax in the garden by the river if you get the nice weather its in a great location and if you dont want to drive you can leave the car at the cottage and get a weekly bus ticket which allows you to hop on and off all buses and takes you all over the lakes. Great pub across the road seving nice drinks and food and a good farm shop in walking distance that do a nice breakfast. Gerry and JoAnne are great hosts and available to offer any advice if needed.

Topiary Cottage is great place to enjoy a relaxing holiday and is well placed for accessing all areas of the Lake District. It is a delightful cottage and the owners, Gerry and JoAnne, are on hand to provide lots of useful visitor information to enable you to get the best out of your visit. Highly recommended
Ideal location for visiting The Lake District. The furniture in the property is a little dated and in some areas needs maintenance eg. the door on the glasses cabinet in the kitchen felt like it could fall off. The pull cord for the shower wouldn't allow you to switch it off, the red light is constantly on. The patio doors wouldn't lock properly. The tablet holder for the dishwasher doesn't close and the plug for the kitchen sink has no chain making it difficult to get out of the sink. Unfortunately, the main downside of the property is how unclean it was. There is lots of dirt and dust around the furniture and on the furniture. The runner around the shower doors was filthy. The cupboard under the kitchen sink smelt and was dirty. The wine holder unit in the kitchen, used for some tea cups, had bits of dirtfood in some of the holes. There is some mould around the freezer flap door of the fridge in the kitchen. The cutlery drawer had bits in it, possibly crumbs of food. The floors weren't clean and neither were the rug in the living room area or small mat in the bedroom. There was a mop in the utility cupboard in the shower room, which was absolutely disgusting. I don't know if this is what the cleaner uses, but if it is may explain why the floors were dirty. We felt we couldn't totally relax in the property due to it being so unclean. As there were so many areas with issues, we didn't feel able to speak with the owners as it would have needed a total thorough clean and some maintenance to sort everything out, which we feel should all have been in order before we arrived. We also feel the cost for the property was too high considering all of these issues and that we didn't feel comfortable or relaxed, which is what you expect on a holiday. We were very disappointed with this holiday cottage as a Sykes property.
Just returned from a weeks holiday at this cottage Lovely setting, just off the main road, so therefore there is some road noise at times. The entrance driveway is quite narrow, so you have to be extra careful if you have a larger vehicle and the parking area in general is quite small. Considering its only a 1 bedroomed cottage, it does feel spacious and was very comfortable. The kitchen had everything you could want, the complimentary teas, coffee, milk and biscuits were a nice touch, The cottage overall was clean on arrival, except for the bathroom bucket which hadn't been emptied from the previous occupants It has various outside seating areas, which we were able to use due to the lovely weather we had and the views were lovely. A few niggles though, the bathroom cabinet is looking old and dated inside, the ironing board cover needs replacing, and I personally don't think a freezer in the bathroom cupboard is the ideal option. Saying that these didn't detract from the enjoyment of our stay It is ideally situated to visit many local attractions for walks and sightseeing trips and various buses stop in the village taking you to all the Lake resorts and beyond. The Watermill, Bar, Restaurant and Brewery is less than 5 minutes walk away and is definitely worth visiting, whether for drink, food or both. All in all a great place to stay, add to that really nice MayJune weather, the perfect week was enjoyed. If we visit the area again, we would have no hesitation in staying here.
We were given a very warm welcome by the owners, Gerry and Jo Anne on arrival. Topiary is a delightful cottage which provided us comfort and rest after a few days of long walks. And it is furnished to a high standard. We had a fabulous time staying there .We fully recommend Topiary to those looking for a holiday cottage near Windemere.
