Accommodation fabulous top notch, bathrooms, heating and beds very comfortable. The layout worked really well for our family get together in a beautiful area. Close to everything. Towels very small not good quality Coffee pots cheap coffee comes through and Needs small cups for coffee Lights outside shine through the blinds keep you awake. All these things are very picky and do not reflect on the house. We would definitely stay here again in a heartbeat.

Really loved the property. We visited for a family birthday with our grown up family 7 of us and 2 small dogs. There was plenty of space for us all and great that all of the bedrooms were ensuite. The house is beautifully decorated and furnished. It was refreshing to find such a lovely home that welcomed dogs. We were really pleased that the holiday lets in the garden were empty. Had these been occupied it would have affected our privacy and potentially given us parking issues. The house is perfectly placed to walk into Windermere and Bowness.

We had a fantastic stay at the birches. Ideally located for exploring the Lake District. Immaculately clean. Loved the fact there were TVs in every room. Shower in master bedroom did not appear to be able to cope with the pressure of the handheld shower and caused some flooding of the bathroom floor. Overhead radiators take some getting used to. Loft room only really suitable for children due to restricted head height. Fortunately only 3 couples so didnt need to use that room anyway. Welcome basket with milk and teabags would have been appreciated but not expected. Would love to stay again and will hopefully rebook in the future.

The Birches provided comfortable, spacious accommodation and is ideally situated between Windermere and Bowness. Well equipped and tastefully furnished, it provided the ideal base for daily outings and trips to local pubs and restaurants. The information provided and recommendations in the guest book were particularly useful.

Fabulous house and the location is perfect. It was disappointing that no complimentary tea, coffee or even sugar, first property I have rented without this. There was not enough crockery or glasses. For example there were 8 of us and only 4 champagne glasses. Also not enough mugs as we used them all and put in dishwasher and had none for further hot drinks until dishwasher completed. A cafetiere would have been useful to have as well. That said its a beautiful property and we would rent it again. The above would just make it perfect!

This house is incredible, it looks just like the pictures and is as described. We booked this for my mother in laws 60th birthday, and we spent an amazing weekend at the lakes. Only a 20 min walk to Bowness to catch the boat to Ambleside, and even less of a walk to Bowness for a bit of shopping! It was incredible and we would absolutely come back again.

We've had many holidays in the Lakes and stayed in lots of places, but we all agreed The Birches has been our absolute favourite! The location was perfect, an easy walk to the centre of both Windermere and Bowness, and situated on a lovely private road. The high spec, spacious rooms and quality amenities were faultless. We all loved the underfloor heating in the ensuites! The only extra wishbits that would have helped on our stay are an enclosed secure fence in the garden so the dogs could be off lead and an electric vehicle charger. But this was genuinely the best house we have stayed in and we can't wait to return soon!

This is truly an excellent property with very modern features, and everything you could possible wish for from a 5star property. The location is perfect, ample parking, the house was always a great temperature, the kitchen was amazing and I cannot fault anything really! We were a group of 8 adults in 4 bedrooms, all ensuite, and we had 1 small dog. We weren't under eachothers feet, it's so spacious and very relaxing! Two minor things no coffee machine or cafetiere, so we went out and bought a cafetiere for our morning caffeine fix. And a couple of the loos had no soap in the soap dispensers, which we fixed ourselves. Would love to stay here again, and thanks for making this property such a delight to stay in

Amazing property! It had everything we needed and more. The location was spot on we didnt have to drive anywhere, it was ideally located for us to wander in either direction with something to do for the whole family. We are already looking to book again. Thank you for a magical stay.

Had an amazing stay, the house was beautiful and immaculate. Everything you could need was provided to you at the property. Beds very comfortable and good quality linen. Was good that the property offered dog friendly and dog bowls were provided which was an extra little touch of attention. Cannot fault anything about the property or location absolutely stunning and we will definately be back for another stay!

Enjoyed a lovely week at The Birches. The property was ideal for our three generation, family visit. Ample living space, well equipped kitchen and four generous sized bedrooms, all ensuite . The 5 year old twins loved the second floor bedroom with connecting TV room, it gave us all an extra half hour in bed in a morning! Excellent location with plenty of parking spaces and bus stop literally outside. Would definitely recommend the property and rebook if we all visit again.

A amazing house, large and spacious and luxurious bedrooms, all with luxury showers, with plenty of space for me and my family to celebrate my 70 th birthday had a fabulous time, would love to return in the future.

Showers need to be looked at as they get blocked while using causing a bit of a flood on bathroom floor

Fabulous property! Weve been coming to The Lakes for years and this has been the best property so far, great location between Bowness & Windermere, beautiful decor, all mod cons. Beds were super comfortable and we had everything we needed for our stay. The owner went above and beyond when we had a very minor issue. We would definitely book here again. Thank you

The only slight problem was a sofa in the conservatory that a previous occupant highlighted a broken leg but that didn't stop us enjoying the property. Excellent well equipped accommodation to a very high standard. Highly recommended.

The property was very comfortable and well equipped, The only problem we had was a difficulty with the kitchen cabinet drawers not closing very well which would need looking into, but overall it was a very well refurbished property and a pleasant place to stay for the whole family.

Beautiful house in a great location, one of the best ones we have stayed in at the lakes, underfloor heating in the conservatory was lovely especially when returning from a long walk in the rain! Road noise was a little loud but we soon got use to it, maybe curtains in the bedrooms would help this, would definitely book again.

We had a wonderful time staying in this beautiful house with our family of now grown up children and their partners. The ensuite bedrooms were perfect for us all. The house was very spacious and comfortable and in a great location for both Windermere and BownessonWindermere. We would highly recommend this place and love to return for another family holiday!

Amazing stay. Cottage has everything you would need for a great time away. Kitchen well equipped. Lots of entertainment for the kids with multiple living spaces. Bedrooms were great with comfy beds and bedding. Five minute walk up into Windermere and ten minutes down into Bowness. Plenty of parking and lovely garden. We cant wait to come back.

Lovely generously sized property. Plenty of space for 5 adults and 2 dogs. Well equipped kitchen, only missing a cheese grater. The garden is a good size, however is not secure for dogs and this needs to be mentioned in the website details. There is a path opening at the bottom of the garden which opens on to the bottom of the drive and then road. Very easy for dogs to escape. A gate is needed there. Same to either side of the property, no gate so dogs can easily run around and on to the drive and then road. This meant we had to take the dogs out on leads which wasnt particularly relaxing. This is also the first property we have stayed at with this price point where we havent received a welcome pack. There wasnt even any milk, tea bags or coffee left which we find is usually a minimum at a premium property. Overall though it is a fabulous property, in a great location with plenty of off road parking. Lovely decor inside and fabulous en suite to each bedroom. The large living room TV was a particular hit when relaxing after a long day walking. It would be a full 5 stars if the garden security for dogs was sorted and a welcome pack was included.

Lovely clean house. Perfect for families or a group of friends. We had a very relaxing stay. The provisions are handy like the cleaning pack as these are things one forgets to bring. It was a bit difficult figuring out some of the switches, appliances and how to work the heating elements but figured it out in the end. Would definitely stay again. Lovely hosts too.
