45 Stars We recently stayed at Knotts Farm and had a very enjoyable visit overall. The accommodation was clean, comfortable, and well maintained, with plenty of space for our family. The location was excellent, providing a peaceful base for exploring the Lake District, and most aspects of our stay met our expectations. The only significant issue was the WiFi. The property uses a DSL connection, which was very slow throughout our stay. In addition, there was no WiFi signal at all in part of the building, particularly in the area where the two bedrooms and TV lounge were located. This made it difficult to stay connected and was frustrating, especially in the evenings. Apart from the WiFi, everything else was good and we had a pleasant stay. If the internet connectivity could be improved, the accommodation would be even better. Would recommend, but be aware that the WiFi may not be suitable if you need a reliable internet connection.

This property is amazing, a proper rustic and pittoresque. Great for a large family or group, the surrounding grounds offer a beautiful and serene backdrop for a relaxing time away. The property is ideal for family time and very well located, close to the town centre, the lake and amenities. However, we had an issue turning the heating on and the bathroom with the bath was a bit tricky to use appropriately for a shower. Also, there seems to be a bit of confusion on bin disposal. These issues are negligable and did not taint an overall great experience.

Overall, we had quite the pleasant stay at Knotts Farmhourse, a very cosy, clean and spacious cottage in a great location, only around 5 minutes drive from Windermere Town. The kitchen is fully equipped, the living room is spacious with plenty of comfortable seating and a TV, and each of the bedrooms were comfortable enough. There are two double bedrooms, a twin room, and two single rooms. However, we did come across a few issues during our stay. One of the showers would either be ice cold or boiling hot, with no in between. Some of the locks on the doors do not work. Basic amenities, such as hand soap, body wash and shampoo are missing. Bring your own! The walls are extremely thin and sections of the flooring is uneven and creaks a lot. The cottage is also attached to at least twothree other properties, so complete privacy isn't really possible. The check in time is at 4pm, which we thought was unnecessarily late, but fortunately, we managed to check in an hour earlier. Lastly, the customer service offered by Sykes Cottages is possibly the worst I have ever come across. They respond very late, can be quite rude, and don't answer your queries with clarity unless you call them directly, and even then, they can be very unhelpful. Overall, we enjoyed our stay, but it wasn't as smooth as we had hoped it would be.

The best value accomodation I've used in the Lake District. The cottage was clean and well equipped, yes it needs some TLC and might not look the greatest but as a cheap option for short breaks it's great. Amazing views of the lake from the seating outside.

Property was nice, Location perfect, facilities also good. However below needs drastic improvement Did not clearly mention that there are specific car park slots for specific hut house. Most shocking was to see basic amenities like shower gel soaps, shampoo weren't provided neither anything was mentioned clearly on the booking. If above can be taken care and customer queries resolved in time, it's an amazing stay. Hopefully it will be taken constructively and implemented

Lovely location, everything in the cottage that we needed. BUT the house was filthy, surfaces were sticky and greasy, kitchen items were dirty, the whole place needed a hoover. There were puddles of water in the kitchen fireplace and the shower leaked into the front room on 2 occasions.

First impressions of the farmhouse were very clean and cozy. The layout of the property was a little confusing at first and couldnt locate the other three bedrooms until we explored. It would have been helpful to have an onsite guide book with key information. Our only disappointment was that the fireplace in the living room had been condemned. This was a real shame. The property was nice and warm, but the fireplace would have made it even more cozy and would have been appreciated to be informed before our stay.

We stayed here over New Years for a family getaway, booked through Sykes. Unfortunately, the property wasnt up to the expected standard on arrival. There was dirty underwear left hanging on the bathroom towel radiator, along with disposable gloves and cigarette boxeswrappers left behind, which was disappointing. Neither of the fireplaces was usable one was marked out of order and the other had a broken handle. Supporting photo evidence of these issues was provided directly to Sykes. The DVD player also didnt work. On the first morning we experienced a power cut during freezing weather, leaving us without heating or electricity. After a lengthy backandforth, the owner agreed to a 75 refund for the twonight stay. Overall, the issues detracted from what should have been a comfortable New Year break.

We had a lovely weekend at knotts Farmhouse. It was lovely and clean and the beds were very comfy.

Great place to stay. We were a group in our mid fourties in the lakes for a walking weekend. Enough space for us all and our kit. Useful drying room after a wet day. There was no welcome book so took us a while to figure out the heating, but really cosy once it was on.

Really nice property, great location.

The cottage was lovelyvery nice and clean. The surrounding area was beautiful, but one of the neighbors was extremely annoying and nosy. As soon as we arrived, she came out of her house and started asking us lots of questions. When we went inside and began settling in, bringing our things from the car, she came out again after just a few minutes and rudely asked, How many times are you going to your car? For the entire two days, she kept watching us and trying to interfere in our business, which was incredibly frustrating. We chose to ignore her, but I strongly recommend that you speak to her and ask her not to disturb other guests.

Main shower room bathtub has leakage. . when taking shower water dripping into downstairs dining hall. Outside ambiance is excellent

We liked the cottage. Cosy , well heated, great views, nice spaces downstairs for eating and socialising. Great views and location for the lakes. Shower in one bathroom is unusable. Couldn't get the temperature right. One bedroom has a very sloping bedfloor, so difficult to sleep comfortably in. Contact with Sykes, the management company was poor. We had questions about how to turn on one of the fires and where to leave rubbish and recycle but there was no response from them by e mail or phone.

Beautiful Stay, worth every penny, but there was no access to the Garden which was very frustrating.

Excellent week away, enough space for the whole family. Kitchen was well equiped to allow cooking a range of meals. Great Central location for exploring the wider lake district.

Lovely cottage with lots of space for our group. We found it very comfortable and clean. The views from the kitchendiner and the patio were amazing! We only stayed for a long weekend but thoroughly enjoyed our stay and would happily stay there again.

Excellent property and location, great walks and pubs nearby

Enjoyed our weekend despite the rain! Great location with easy access to surrounding area. The lady that lives next door as a permanent resident was a little unpleasant regarding car parking and said we only had space for 2 cars. It would help if this could be clarified with her. The 6 of us had to travel in 5 cars as we came from different areas. The website states there is parking for 3 cars and room for any additional cars on the grass. This needs clarifying on the website and with the resident please. One of us ended up leaving a car up the road in a layby. The information folder in the house is out of date and needs updating. Otherwise a lovely place and would be happy to return, but the parking space does need clarifying

I have been coming to Knotts Farmhouse for many years and always enjoyed my stay but, over the last two or three years, there have been a few things that could be improved. One in particular is the lack of new light bulbs. There always seem to be or two which need replacing. This time there three but one especially was essential was the outside light. There no road lights on Patterdale Road so it makes the approach to the Farmhouse very dark. Spare bulbs could be kept in the kitchen cupboard on the right.

Had a great stay, lovely cottage, fantastic views and great garden. Being a very old building the floors and walls are at funny angles but that's the character of old buildings and add to the chrm. Able to walk from the cottage up onto the fells and only a quick drive into windermere and short walk down hill to local pub, so perfect location for our mixed age group.

The cottage was absolutely lovely, and perfect size for our group of 7. The views were incredible and it was ideally located for visiting Kendal, Ambleside and Keswick. We absolutely loved the cottage. We really enjoyed our stay and would definitely book again!

For our group of 6 walkers, this was ideal with regard to both accommodation and location. A few specific points 1. The scullery area was a really useful room make more of it in the description 2. The bed by the window in the twin room is so uncomfortably head down due to the sloping floor as to be unusable one of us had to sleep in the lounge! It needs blocks to level it off. 3. The shower head in the bathroom would be more useful if it it was fixed and protected from wetting the floor 4. Kitchen was very well stocked but we did miss a potato masher!! 5. Considering the high standard of pubs and restaurants in the Lakes, the Sun Inn was a very poor option despite being less than 1km from the house not much that you can do about that! But the Spa being so close was very helpful.

While staying at Knott's farmhouse we were without a shower for 2 and a half days and had use of a bath for 6 adults and 2 children which was inadequate because the hot water wasn't constant . And we had to have a plumber visit twice to fix the shower . This problem was already known about as a plumber had attended the week before Through Sykes we were informed this didn't warrant any compensation and Sykes were not helpful in any resolution The property does not accommodate 8 people, especially the bedrooms What sells this property is the location, garden and kitchen

These ratings would have been very much higher if you had shown some genuine concern re the havoc caused by he power cut. I have booked two separate week holiday with Heart of the LakesSykes over the last dozen or more years but obviously this doesn't count for anything. I was only asking for recompense in the region of 200! I would be grateful if you would pass these comments on to the owners, Mr and Mrs Wilkinson or I will. I was also under the impression that a discount was given for repeat bookings. I've never seen this!

Lovely cottage. Very clean. Great position for walks. Small and cosy living room. Loved seeing the birds on the windowsill. Views are fabulous. Excellent contact with heart of the lakes beforehand. Easy to book and use the website.
